This Checklist is Annex A to the Home Membership Terms of Service and is incorporated into them by reference. It applies to every residential visit — Deep Clean and recurring membership alike. It defines the minimum expected on every visit. It is not a list of suggestions.
Where these Terms and this Checklist address the same subject, this Checklist controls.
1. The Bayfront Standard — on every visit
This is done on a Deep Clean and on a recurring visit, without exception. It is what separates us from an independent cleaner, and it is what you are paying for.
Exterior entry
- Sweep the porch, steps, and the area immediately outside the door
- Clean the entry door: handle, glass, and the lower section where dirt collects
- Shake out the doormat and sweep underneath
- Remove visible cobwebs from the frame and corners
- Clear away leaves, litter, and accumulated flyers
Where the scope ends: as far as the porch or covered entry area reaches. It does not include the full driveway, garage, yard, pressure washing, or exterior windows outside the entry area.
In a condo or apartment building: it covers the unit door, frame, threshold and mat, plus the stretch of hallway immediately outside the door. The building's common hallway is not cleaned.
Light furniture — lifted, cleaned underneath
- Dining chairs: lifted onto the table, cleaned underneath, set back down
- Office chairs, stools, patio chairs
- Coffee tables and light side tables
- Small rugs: lifted and cleaned underneath
- Wastebaskets and hampers
- Sofa cushions: lifted, vacuumed underneath and between
Under heavy furniture (sofas, beds, bookcases), the floor is cleaned with an extension vacuum or long-handled mop. Those pieces are not moved.
First dishwasher load
- If there is clean ware inside, it is emptied and put away
- Dirty dishes from the sink are loaded and the dishwasher is started
- The sink and basin are left clean and dry
Limit: one load. If dishes are left over, they are arranged neatly and reported by WhatsApp — an entire kitchen is not washed by hand. Applies only where there is a working dishwasher.

1b. On arrival — condition assessment
Before anything is touched. This is the one part of the Checklist where the instruction is to stop.
If the property is outside normal condition, work does not begin. Photographs of each affected area, a message to Bayfront, and the contractor waits for confirmation. Once cleaning starts there is no way to assess the surcharge — the evidence disappears with the first pass.
What triggers an assessment
- After a party or gathering: glasses, bottles, spilled food, spills
- A move-out, or a property just vacated
- Recent construction or remodeling: construction dust, debris
- Pet accidents, excessive accumulated hair
- Accumulated trash, several days of dishes, spoiled food
- A property that clearly has not been cleaned since the previous visit
What happens then
- The contractor walks the whole property before taking out equipment
- Photographs of each affected area, in good light
- A WhatsApp message to Bayfront with the photographs
- The contractor waits for confirmation. Bayfront speaks with you and responds
- If Bayfront confirms the surcharge, the work is done and the adjustment is charged
- If you do not approve it, the standard visit is performed in the standard time, prioritizing kitchen and bathrooms, and what could not be completed is documented with photographs
- If there is no answer within 15 minutes, the contractor proceeds with the standard visit in standard time, prioritizing kitchen and bathrooms, and reports what was left. No further waiting
One outcome, not two. Where the condition is confirmed, the visit is repriced at the standard Deep Clean rate for that size and zone. There are no partial surcharges: a property that needs deep-clean work is charged as a deep clean, and nothing more. Bayfront decides from the photographs. Contractors never negotiate the charge or the price with the client.
Full stop — never cleaned, on any visit: visible pest infestation (bedbugs, roaches in quantity, rodents), extensive mold on walls or ceilings, blood, feces, vomit, syringes, or any biological fluid. Photograph, leave the property, report immediately. This is not covered by insurance and it is not cleaning work — it is remediation, and a different company does it.
2. What gets moved and what does not — three levels
Lifting an ornament is not the same as moving a sofa. These are the three levels.
Level 1 — objects on surfaces: always lifted
Everything sitting on a shelf, table, nightstand, console or dresser is lifted, dusted underneath, and returned to its exact place. Cleaning around objects does not count as cleaning.
- Picture frames, ornaments, candles, vases, books, magazines
- Table and floor lamps (base and shade)
- Remotes, chargers, speakers, clocks
- Bathroom jars and organizers
- Countertop kitchen items: toaster, coffee maker, knife block, spice racks
How it is done without breaking or misplacing anything:
- A photograph of the surface before anything is moved, where several items are arranged.
- One at a time. Never several objects at once, never stacked.
- Moved to another firm surface, never to the floor.
- Returned to the same place, in the same position.
- If something was moved and the position is unclear, the photograph is checked.
Exception — cleaned around and reported: collectibles, artwork, antiques, fine glassware, religious images, and anything that looks unstable, too heavy for one hand, or irreplaceable. When in doubt, it is not lifted; it is reported with a photograph.
Level 2 — light furniture: moved
Listed in section 1: chairs, stools, coffee and side tables, small rugs, wastebaskets, sofa cushions. Moved, cleaned underneath, returned.
Level 3 — heavy furniture and appliances: not moved, but cleaned underneath
Large sofas, beds, bookcases, wardrobes, refrigerator, stove, washer, dryer, televisions, aquariums, pianos.
- Vacuumed or mopped with a long-handled extension as far as the tool reaches, not just the visible edge
- Approached from both sides where possible (front and back, or both sides)
- Under beds: as far as the tool reaches from the three open sides
- Beside and behind appliances: as far as the handle fits
- If no tool fits underneath, it is reported with a photograph — never left as if it had been done
Exception — you move it yourself: if you move a piece on your own, the exposed area is cleaned normally. Contractors do not help push, lift or reposition it, and will not ask you to move it.
Never dragged. If it cannot be lifted, it is not moved. Dragging scratches wood, marble and vinyl floors. Nothing that requires two people is moved, and nothing connected to water, gas or power.
Anything stuck, broken, or that looks delicate: photograph, do not touch, report by WhatsApp on the spot. Never improvise. Anything already damaged on arrival is photographed immediately, before cleaning begins — without that photograph there is no way to show it was already like that.
Exterior windows are never done, on any visit, not as an add-on. They are not covered by our insurance. Climbing onto roofs or exterior balconies is not done either; it is reported. Contractors never agree on a price or accept payment directly — all billing goes through Bayfront.
2b. Chandeliers, ceiling fixtures and fans
Dusted only. They are not lowered, disassembled, or washed — not even on a Deep Clean.
What is done — the same on a recurring visit and a Deep Clean
- Long-handled duster, dry, from floor level
- Dust removed from arms, shades and glass on the outside
- Ceiling fan blades: dusted top and bottom
Nothing is taken down, taken apart, or wet. No removing crystals, dismounting shades, or spraying liquid onto a fixture. If more than dusting is needed, it is reported to Bayfront — that is a separate service, not part of the visit.
Hard limit — these are not touched, they are reported with a photograph
- Double height: chandeliers in two-story ceilings, over stairs, or in double-height entries
- Out of reach: if it cannot be reached with a long-handled duster while standing on the floor, it is not done. No ladder is used to reach a chandelier
- Crystal or valuable decorative fixtures: with drops, prisms, loose glass pieces, gold or bronze finish, or anything that reads as a design piece. Not touched, not even with a duster
- Any fixture that moves, hangs loose, or feels loose on first contact: released immediately and reported
General height rule: what can be reached from the floor with a long handle gets done. What needs a ladder does not. Where a ladder is needed for something else (a high shelf, a door frame), only the contractor's own step ladder on firm floor — never chairs, tables, kitchen counters, nightstands or toilet lids.
3. Recurring visit — scope
A recurring visit includes the Bayfront Standard in section 1 (entry in its regular version), plus the following.
Kitchen
- Surfaces, stove exterior, sink and fixtures
- Appliance exteriors, including refrigerator doors and handles
- Microwave interior
- Trash out and a new bag in
Bathrooms
- Toilet in full, including the base and behind
- Shower and screen
- Sink, fixtures and mirror, streak-free
- Floor mopped
Bedrooms and common areas
- Bed linen change and bed making — always included, provided you leave a clean set ready on the bed. The used set is started in the wash before the contractor leaves
- If you did not leave a clean set out, the bed is made with the existing linens, properly presented, and reported
- All horizontal surfaces dusted, lifting the objects on them (level 1)
- Chandeliers, ceiling fixtures and fan blades dusted (section 2b)
- Carpets and rugs vacuumed
- Hard floors mopped
- Mirrors and interior glass, streak-free
How linens work. Bayfront reminds you to leave a clean set on each bed before the visit. Where it is ready, the bed is changed and the used set is left washing. Drying, folding and putting away is the paid Laundry add-on and is not included. Contractors never take linens from closets or drawers on their own initiative.
4. Deep Clean — in addition to the Standard
A Deep Clean includes everything in section 1, with the entry done thoroughly, plus the following.
Exterior entry — thorough version
- Full door washed: both faces, complete frame and threshold
- Cobwebs across the whole porch ceiling, not only the visible ones
- Entry light, doorbell, camera and house number
- Mailbox, if it is in the entry area
- Floor corners and edges brushed
- Porch furniture cleaned, where there is any
Kitchen
- Oven interior
- Refrigerator interior
- Microwave interior
- Cabinet and drawer interiors: emptied, cleaned, put back
- Range hood exterior, and the filter degreased if it comes out without a tool. If it is stuck or heavily saturated, it is reported with a photograph and not forced
- Behind and beside appliances as far as can be reached without moving them
- Backsplash and grout
Bathrooms
- Tile grout brushed
- Limescale in shower, screen and fixtures
- Behind and around the toilet base
- Vent and extractor fan
- Cabinet interiors
General
- Baseboards throughout the home
- Door frames and full doors
- Switches and outlets
- Ceiling fans and light fixtures dusted (section 2b)

5. Recurring visit vs. Deep Clean

How to read it. "Included" means it is part of that visit and has to be done. "Not done" means it is not part of that visit. "Add-on" means you can buy it separately. A "not done" item is never performed as a courtesy: it breaks the time the visit is priced on, and it sets an expectation of getting it free next time.
6. When a Deep Clean is scheduled
Bayfront schedules and confirms. This is what to expect on each property.

The first visit at any new property is always a Deep Clean, regardless of plan. It is where the real size of the property is confirmed and the starting standard is set.
Quarterly Deep Cleans are scheduled from the start of your term. Bayfront tells you in advance which visit it falls on, so the time can be reserved. A recurring visit is never converted into a Deep Clean without Bayfront confirming it first.
A quarterly Deep Clean takes considerably longer than a recurring visit. Members on 6- and 12-month terms receive a member discount on it, published in the Rate Schedule, and may decline any of them at no cost.
7. Add-ons — services at additional cost
Not included in the base price of a recurring visit. They are only performed once Bayfront confirms the client has paid.
One rule. If you ask for something outside the scope of that visit, the answer is "of course, let me confirm that with the office." A photograph or note, a message to Bayfront, and it is performed only once Bayfront confirms. Contractors never agree a price with you and never take payment directly.
Refrigerator interior
Shelves, drawers and interior walls washed and sanitized. Contents removed and put back. Expired food is reported, not thrown away without authorization.
Already included in the Deep Clean. Charged as an add-on on recurring visits only.
Oven interior
Racks, door glass and interior degreased.
Already included in the Deep Clean. Charged as an add-on on recurring visits only.
Extra dish load
Each dishwasher load after the first.
Not included in any visit. The first load is always included; from the second on, it is charged. If there are more dishes on arrival than fit in one load, it is reported to Bayfront before washing them — we do not assume you will pay for it.
Laundry, per load
Wash, dry and fold one load of clothing or linens. Where it includes a bed linen change: used set removed, clean set put on, used set washed. Put away where you indicate.
Not included in any visit. Always charged separately, including on the Deep Clean.
Two conditions, both required, or the add-on is not performed: a working washer and dryer inside the property; and for a linen change, a second clean set available in the home.
Timing. The load is started on arrival, not at the end. If drying is not finished before the contractor leaves, the laundry is left in the dryer and you are notified by WhatsApp. A visit is never extended waiting on a dryer. Maximum two loads per visit.
Closet organization, per hour
Charged by the hour. Bayfront confirms how many hours you purchased; when those hours are used, work stops and progress is reported with a photograph.
Not included in any visit. Always charged separately, including on the Deep Clean.
Interior windows
Interior glass, frames and sills. Priced by property size; Bayfront confirms the scope before the visit.
Already included in the Deep Clean. Charged as an add-on on recurring visits only.
Exterior windows are never done — not free, not paid, not on one floor and not on two. They are not covered by our insurance.
In short: on a Deep Clean, refrigerator interior, oven interior and interior windows are already included and are not add-ons. On a recurring visit they are not included, and there they are sold as add-ons.
8. Before leaving — final walk-through
- Walk the whole home once more
- Lights off and windows closed
- Trash out
- Every lifted object returned to its exact place
- Door secured as agreed
- Photographs sent by WhatsApp the same day
- Any incident reported, however small
